Commercial Roof Systems We Install
- TPO. The workhorse of Florida low-slope roofing. Heat-welded seams, high reflectivity, and strong price-to-performance for warehouses, retail, and offices.
- PVC and Duro-Last. As an authorized Duro-Last contractor, we install factory-fabricated PVC systems custom-made to your roof's dimensions before they ever reach the site, which means fewer field seams and less installed risk. PVC also resists grease and chemical exposure, so it's the right answer over restaurant kitchens and industrial exhaust.
- Modified bitumen. Multi-ply torch-down and self-adhered systems where redundancy and puncture resistance matter more than reflectivity.
- EPDM. Proven rubber membrane roofing with a long field track record on large, simple roof planes.
- Standing seam and structural metal. For commercial buildings with pitch, and for agricultural and industrial structures across North Central Florida.
- Roof coatings and restoration. When the deck and insulation are sound, a restoration coating can add a decade of service life for a fraction of a tear-off, and it's often a capital expense your CFO will actually approve.

Commercial Roofing Questions, Answered
How long does a commercial roof replacement take?
It depends on square footage, tear-off versus recover, deck condition, and how much of the building has to stay operational. A small retail roof can be days; a phased warehouse or multi-building association project runs weeks. You get a written schedule with phase dates before we mobilize, not a vague range.
Can you re-roof without shutting down our business?
Almost always, yes. Phased sections, off-hours production, and controlled staging are standard on our commercial work. We walk the building with you first and plan around your busiest hours, delivery windows, and tenant access.
Should we replace or restore our flat roof?
If the deck is sound and the insulation is dry, a restoration coating is usually the better financial decision: far lower cost, minimal disruption, and it often qualifies as maintenance rather than capital expense. Once moisture is in the system, restoration just seals the problem in. A moisture survey tells us which situation you're actually in, and we'll give you the honest answer either way.
Do you work with commercial insurance claims?
Yes. After storm damage we document the entire roof, meet your adjuster on-site, and work the scope so the claim reflects what the building actually needs. Commercial claims turn on documentation, and we build that record from the first visit.
What warranty comes with a commercial roof?
It varies by system. Manufacturer warranties on commercial membranes range from roughly 10 to 20 years, with NDL (no dollar limit) options available on qualifying Duro-Last and other systems, plus our own workmanship coverage. We lay out the exact terms in writing during the proposal so you can compare systems on total cost of ownership, not just install price.
